A To Z Bohemian Glass, Inc.

City One’s Finance and Consulting Division structured and expedited the acquisition of a 28,000 square foot building on a 48,000 square foot plot of land in Maspeth Queens. City One arranged 90% SBA 504 and conventional financing in conjunction with NYC Industrial Development Agency “Straight Lease” benefits. The NYC IDA estimated that the company saved close to $1,000,000 in real estate taxes and other City benefits over the IDA lease term. This $3,925,000 real estate acquisition closed within three (3) months of the signing of the Contract of Sale. The company will also be receiving energy discounts and NYS Economic Development Zone (EDZ) benefits.

Age Manufacturers, Inc.

Through a conventional lender and the SBA 504 Program, City One’s Finance and Consulting Division arranged 90% financing and secured NYC Industrial Development Agency “Straight Lease” benefits for this $3,250,000 real estate acquisition. According to IDA calculations, the company will save over $1,000,000 of real estate taxes over the term of the IDA lease. City One’s Consulting Division has also arranged a $30,000 NYC Relocation Grant as well as a full set of energy discounts and economic development zone benefits.

Feiss Industries, Inc.

In 1995 City One arranged a NYC Department of Finance Industrial Commercial Incentive Program (ICIP) Property Tax Abatement and a 30% energy discount for twelve (12) years. Five (5) years later the company, in a further expansion, once again turned to City One’s Finance and Consulting Division to secure a twenty-five (25) year NYC IDA “Straight Lease” Economic Development package for the new construction of 90,000 square foot warehouse in the Bronx. This project saved the company several million dollars in tax savings over the life of the IDA deal.

Gotham Seafood

This seafood distribution and production company received a 400% ICIP Property Tax Abatement arranged by City One’s Finance and Consulting Division. In addition to this 400% twelve (12) year property tax abatement and exemption, the company will receive significant energy discounts.

Marjam Supply Company

One of the largest privately owned, building product distributors in the tri-state area turned to City One’s Finance and Consulting Division to secure them IDA Straight Lease benefits for their real estate acquisition in Maspeth.

Prime Packaging Co.

In 1984 one of the founding principals of City One Real Estate, LLC assisted this company with tax exempt bond financing for their real estate acquisition. Five (5) years later the company turned once again to the expertise of Robert Morel to provide for conventional construction financing and permanent financing for a major 50,000 square foot addition to this property. This property received a NYC Department of Finance Industrial Commercial Incentive Program (ICIP) Property Tax Exemption, saving the company over $1,000,000 in real estate taxes.

Surprise Plastic Inc.

This company, after seeing their lease on a 50,000 square foot building increase dramatically in a rapidly escalating rental market, decided to build a new multi story 25,000 square foot building. They turned to City One to help structure a triple tax-exempt bond for 100% construction financing. In addition, the company received significant energy discounts arranged by City One’s Finance and Consulting Division.

City One’s Finance and Consulting Division secured this company a NYC Industrial Commercial Industrial Incentive Program (ICIP) Commercial Real Estate Tax Exemption for twenty-five (25) years. This company relocated from Manhattan to Queens and spent significant monies in improving an industrial warehouse. In addition to the ICIP Property Tax Exemption, the company secured Energy Cost Savings Program benefits and significant REAP (Relocation Employment Tax Credit) benefits through the efforts of City One.
